It's also one of the most useful tools a landlord has at the end of a tenancy. A written report with dated findings makes it far easier to demonstrate fair wear and tear versus genuine damage — protecting your deposit position if things are ever disputed. What happens if I don't use my included callouts one month?

Unused callouts don't roll over — the retainer is priced for availability and priority access, not purely for the hours. Think of it like a retained solicitor: you're paying to be first in the queue. That said, we're always fair — if you've had a quiet couple of months, we'll take that into account.

Do I pay for materials on top?

Yes — labour is covered by the retainer, materials are charged at cost with no mark-up. You'll always be told upfront what's needed before we order anything.

Can I cover properties in different parts of Cheshire?

Yes. We cover the full Cheshire area — Macclesfield, Knutsford, Wilmslow, Alderley Edge, Prestbury, Congleton, Poynton, Northwich and surrounding villages. If you're unsure about a specific postcode, just ask.

How does billing work?

The monthly retainer fee is invoiced at the start of each month. Any additional work beyond your plan is invoiced separately at the end of the month. One invoice, clean records — suitable for your accountant.

Can I cancel?

Yes — 30 days' written notice by email or text. No penalty, no complicated exit clauses. We'd rather earn your continued business than lock you in.
